Manufactured home inspection
in Pahrump & Las Vegas.
Manufactured homes are built in a factory and set on a support system at the site, so what matters most is different from a site-built house. Absher Home Inspections inspects manufactured and mobile homes across Pahrump and Clark County.
Why it’s different
The important parts are underneath.
A manufactured home’s supports, tie-downs, and the barrier under the floor carry more of the story than in a site-built house, and they’re the parts most buyers never see. Plumbing and ductwork run under the floor, and in multi-section homes a crossover duct carries air between sections.
Many homes have also gained additions, porches, carports, or a roof-over through the years. An inspection that looks underneath, on top, and at everything added later tells you what you’re really buying.
What’s covered
From the HUD label to the underbelly.
- 01
HUD label & data plate
Whether the HUD certification label on each section and the data plate inside are present, which affects financing and insurance.
- 02
Piers & pads
Supports that should be plumb, stable, and bearing on solid pads, without cracked blocks, sinking, or loose shims.
- 03
Tie-downs & anchors
Straps and ground anchors that hold the home against desert winds: loose, rusted, disconnected, or missing.
- 04
Underbelly
The bottom board under the floor: tears, sagging insulation, and water staining that points to leaks or pests.
- 05
Under-floor plumbing & ducts
Supply and drain lines, and crushed, disconnected, or uninsulated ducts, including the crossover duct.
- 06
Skirting & crawlspace
Intact skirting with ventilation, and a crawlspace free of standing water and debris.
- 07
Roof & coolers
Metal roof seams and fasteners, coatings, roof-overs, and evaporative coolers and their supply lines.
- 08
Additions & mechanicals
Porches and additions supported on their own and flashed at the joint, plus the furnace, water heater, and electrical.
What a home inspection doesn’t replace
FHA and VA lenders commonly require a separate foundation certification from a licensed engineer, and a home inspection doesn’t replace it. Private wells and septic systems, common on rural Pahrump and Clark County properties, need their own specialists for water testing and septic evaluation. Ask your lender and agent early which of these your purchase needs.

Common questions
Manufactured home inspection FAQ.
Do you inspect older mobile homes built before 1976?
Yes. Both manufactured homes built to the HUD Code and older mobile homes are inspected. Pre-1976 homes weren’t built to that standard, so their condition deserves extra care, and financing and insurance can be harder to arrange.
Do you go under the home?
Yes, where the crawlspace can be entered safely. The supports, tie-downs, underbelly, plumbing, and ducts under the floor are some of the most important parts of a manufactured home inspection.
Does the inspection include the engineer’s foundation certification for FHA or VA loans?
No. That certification must come from a licensed engineer. A home inspection covers the home’s condition but doesn’t replace the engineer’s certification your lender may require.
Does the inspection include the well and septic system?
No. Well water testing and septic evaluations are done by specialists. Plan for them separately if the property has a private well or septic system.
How much does a manufactured home inspection cost?
Every property is different, so pricing is a custom quote. Call (702) 666-5732 for a quote.
