New construction inspection
in Las Vegas.
A new home is built fast, by many crews, and code inspections only check minimums. Absher Home Inspections inspects new homes before drywall, before closing, and before the builder warranty ends, working for you, not the builder.
Why inspect a new home
New doesn’t mean finished right.
Framers, plumbers, electricians, HVAC installers, roofers, insulators, and drywall and stucco crews each pass through a new home on a tight schedule. Every handoff is a chance for something to be missed, damaged by the next trade, or never finished.
City and county building inspectors check code minimums at specific stages, in brief visits. A home inspection is slower and broader: every fixture run, outlets tested, the roof walked where it’s safe, and the attic entered. Findings go to the builder while they’re still responsible for fixing them.
Three inspection points
Inspect at the stages that matter most.
- 01
Pre-drywall
Framing and trusses, structural connectors and straps, plumbing and electrical rough-in, window flashing, and duct runs, while they’re still visible.
- 02
Pre-closing (final)
A full inspection of the finished home before your builder walkthrough, so findings go on the punch list while you still have leverage.
- 03
11-month warranty
Before a one-year builder warranty ends: settling cracks, doors that stopped latching, stucco, monsoon drainage, and how the AC handled its first summer.
- 04
Roof & attic
Cracked or loose tiles from construction foot traffic, debris, missing or disturbed insulation, and disconnected ducts.
- 05
Grading & drainage
Soil that slopes toward the foundation, and irrigation spraying directly onto stucco.
- 06
Electrical
Outlets with reversed polarity, GFCI outlets that don’t trip or reset, missing cover plates, and fixtures that don’t work.
- 07
Plumbing & water heater
Slow leaks under sinks, loose fixtures, hot and cold reversed, and water heater venting and strapping.
- 08
Exhaust & finish work
Bath fans and dryer vents that don’t reach the outside, sticking doors and windows, and unfinished items.
Scheduling around your builder
Pre-drywall timing depends on the builder’s schedule, and builders have their own policies on outside inspectors during construction. Ask your builder early when framing and rough-in will be finished and how to arrange access, then call to book. Keep your warranty paperwork handy: the 11-month inspection only helps if it happens before the warranty deadline.

Common questions
New construction inspection FAQ.
Do I need an inspection if the county already inspected the home?
County and city inspections check that construction meets code minimums at specific stages. A home inspection works for you and looks more broadly at workmanship and whether everything works, so it catches items code inspections aren’t designed to find.
When should I schedule a pre-drywall inspection?
After framing and the plumbing, electrical, and HVAC rough-in are complete, and before insulation and drywall go up. Ask your builder for that date and how outside inspectors can get access.
What is an 11-month warranty inspection?
An inspection shortly before a one-year builder warranty ends, to document items that appeared after move-in so they can be submitted to the builder while still covered. Check your warranty for the exact deadline.
Can I book just one of the three inspections?
Yes. You can book any one of them, or schedule all three around your build timeline. Call (702) 666-5732 to plan it.
How much does a new construction inspection cost?
Every property is different, so pricing is a custom quote. Call (702) 666-5732 for a quote on your new home.
